How to read this site

Illustrative only. Bollard is a fictional business built as a website demonstration — the figures below are worked examples, not an offer, a quote or a rate sheet.
What is invented
- The business. Bollard Commercial Capital does not exist, has no licence, no registration and no staff.
- Every rate, payment, fee, term, leverage figure and blended cost shown anywhere on the site.
- All six worked closings on the illustrative closings page, including their references, markets and timelines.
- The telephone number, which sits inside the North American range reserved for fiction — the 555-0100 to 555-0199 block, on a real Kansas City area code so it still reads as a local number. It cannot connect to anyone.
- The email address, which uses the
.exampletop-level domain reserved by the IETF and can never be registered.
What is deliberately absent
- No licence or NMLS number. An invented number in a real registry format could collide with a working lender's. Omitting it is safer than fabricating it, and this sentence is the disclosure.
- No street address and no coordinates. The structured data on this site publishes a city, state and ZIP and nothing more precise.
- No map. A map embed geocodes whatever it is given, so an invented address would drop a pin on a real building. Coverage is written out in words instead.
- No testimonials, reviews, ratings or volume claims. There are no clients to quote and no track record to summarise.
- No named staff and no photographs of people presented as employees. The people in the photography on this site are stock models in unrelated settings, and none of them is captioned as anyone.
What is accurate
The programme mechanics are described from public SBA guidance: the fifty-one percent occupancy test for existing buildings and sixty percent for new construction, the conventional 504 split of roughly fifty percent bank first and forty percent debenture, the $5,000,000 debenture cap with $5,500,000 for qualifying manufacturing and energy projects, the $5,000,000 7(a) ceiling, and the twenty-five year maximum term on real-estate proceeds.
These rules change. Fees, caps and eligibility criteria are revised periodically. Confirm anything you intend to rely on with the SBA and a Certified Development Company before you act on it.
The calculators
The arithmetic is real: standard monthly amortisation, debt service coverage, debt yield, mortgage constants, draw curves and break-even analysis. Each calculator page lists its own assumptions and what it leaves out. Default values are chosen to make a sensible worked example and are not market rates.
