Getting started

What is owner-occupied commercial lending, in one sentence?

It is lending against a building that the borrower’s own operating business uses — which means the credit decision is driven by the business, not by a rent roll.

How much do I need to put down?

Ten percent on a standard SBA 504 project, fifteen percent if the building is special-purpose or the business is under two years old, twenty percent when both apply, and typically twenty-five to thirty-five percent on a conventional owner-user loan.

What size deals does this desk work on?

Roughly $500,000 to $12,000,000 of total project cost. Below that, a local bank usually serves a borrower better; above it, the structures change enough to need a different desk.

Do you lend on property I will rent out?

Some. Small-balance investment property is a real part of the book, but it is underwritten on the rent roll and priced differently. It is not the centre of what we do and the site says so.

Programme rules

How much of the building must my business occupy?

Fifty-one percent of an existing building under the SBA programmes, and sixty percent for new construction. The test is applied at funding, on rentable square feet.

What is the maximum SBA loan?

The 504 debenture is capped at $5,000,000, or $5,500,000 for qualifying manufacturers and certain energy projects. A 7(a) loan is capped at $5,000,000. Because the bank first mortgage sits outside the debenture cap, a 504 project can be considerably larger than $5,000,000.

Can I finance equipment in the same loan as the building?

Yes, when it is long-lived. That is one of the 504 programme’s better features, and it often improves the blended cost of the whole project.

Are these rules stable?

The structure is; the details are not. Fees, caps and eligibility change. Anything on this site that quotes a programme rule should be confirmed against the SBA and your CDC before you rely on it.

What rate will I get?

This site publishes no rates. Every figure here is a worked example. A real rate depends on the lender, the programme, the property type, the coverage and the day — anyone quoting one before underwriting is guessing in public.

Why does my loan mature before it is paid off?

Because conventional commercial loans amortise over twenty to twenty-five years but mature in five to ten. The unamortised balance at maturity is the balloon, and our amortisation calculator prints yours.

What is a prepayment penalty going to cost me?

It depends on the structure. A step-down penalty declines each year and is predictable. Yield maintenance can be very large on a low-rate note. Get the payoff quote before you model a refinance, not after.

Will I have to give a personal guarantee?

On owner-occupied deals at this size, almost always. Burn-off provisions exist and are worth negotiating in writing at term sheet.

Timing

How long does a closing actually take?

Thirty to fifty-five days for a conventional owner-user loan, sixty to ninety for a 504, forty-five to seventy-five for a 7(a), and ten to twenty-one days for a bridge. Environmental findings are the most common cause of a slip.

What slows deals down most often?

Undocumented equity, environmental review on a property with an industrial history, and a term sheet whose conditions nobody read until week five.

Is Bollard a real lender?

No. This is a website demonstration. The business, the team, the closings and every figure on the site are invented, the phone number sits in the range reserved for fiction, and there is no office to visit.

What happens when I submit a form here?

It validates and shows a confirmation on screen. Nothing is transmitted, emailed or stored anywhere. On a real deployment that submit handler is a single seam to wire to a CRM.

Are the calculators real?

The mathematics is real and is worth using — amortisation, DSCR, debt yield, carry and break-even are computed properly. The default assumptions are illustrative and yours should replace them.
